Sydney's real estate market is diverse and the population is quite spread out although the city itself is the most densely populated city in Australia with more than 4000 people per square kilometre living in the city's Eastern Suburbs. Greater Sydney's population is around 4 million which is about 65% of the NSW population and 20% of the Australian population.

Real Estate prices in Sydney have risen by a modest annual average of 4.3% per annum since 2002 with each quarter in 2004 and 2005 recording negative price growth.

Sydney real estate is now the most expensive of all Australian capital cities. It was ranked the 13th most expensive city in the world in a 2008 Global Property Guide report.
